Real estate photography proposal template
A complete proposal you can send after filling in the brackets. Copy the text or download the PDF, then make it yours.
Make it yours before sending
- Replace every [bracket] with the client's real details. Search for "[" to catch them all.
- Set real prices in the investment tiers, and cut to one option if tiers do not fit the job.
- Rewrite "Understanding your goals" in the client's own words from your call. It is the section they read closest.
- Delete anything that does not apply. A shorter, true proposal beats a longer, generic one.
Real estate photography proposal
Real estate photography proposal prepared for [Client Company]
1. Overview
Prepared for [Client Company] by [Your Name], [Date].
Thank you for considering me to photograph your listings. This proposal covers what [Agent / Brokerage] gets per listing, how fast it arrives (next business day, in writing), and simple per-listing licensing, so the photos work as hard as you do between listing appointment and closing.
2. What you are aiming for
[Agent / Brokerage] lists around [number] properties per [month / quarter] in [area] and needs photography that makes sellers say yes at listing appointments and buyers click on [MLS / portals].
Listings move fast: you need reliable scheduling within [48] hours, delivery the next business day, and one predictable price per listing instead of surprises.
3. My process, step by step
- Phase 1, Scheduling and prep. You book through [scheduling link]; sellers receive my prep guide so the home is camera-ready. I shoot homes as presented on arrival, and the guide is what makes that work.
- Phase 2, The shoot. I photograph every marketable room and exterior with [wide-angle, HDR] technique: straight verticals, true colors, windows you can see through. [Drone and twilight where included.]
- Phase 3, Editing. Every delivered image gets full editing: exposure blending, color correction, lens correction, and [sky replacement on overcast exteriors, disclosed as an edit].
- Phase 4, Delivery. Photos arrive by [next business day, 5pm] in both MLS-sized and print resolution through a per-listing gallery you can share with sellers.
4. Scope and deliverables
- [Number] edited photos per listing, interior and exterior
- Delivery by [5pm] the next business day, MLS and print resolutions
- A seller prep guide branded to [Agent / Brokerage]
- A per-listing download gallery, shareable with the seller
- [Optional] drone exteriors, twilight shots, floor plans, and video walkthrough
- Rescheduling for exterior-critical shoots when weather turns, at no charge
5. Outside this scope
- Virtual staging (available at [Amount] per image, always disclosed as virtually staged)
- Major retouching of property condition (I photograph the home as presented; the prep guide exists for this)
- Commercial architectural photography (quoted separately)

8. What makes this different
- Next-business-day delivery is a written commitment, not a best effort, because your listing timeline does not wait
- A seller prep guide that does the awkward tidying conversation for you
- One consistent look across every listing, so your brand is recognizable in the search results
9. Terms
This proposal is valid for [30] days. A deposit of [amount or %] is due to begin, with the balance due [on delivery / per the schedule]. Work outside the scope above is quoted separately before it starts.
Photos are licensed to [Agent / Brokerage] for the marketing of the photographed listing (MLS, portals, social, print) for as long as you market it; the license does not transfer to other agents, builders, stagers, or vendors, who can license the images separately. I retain copyright and portfolio rights. Cancellations within [24] hours of the shoot incur [fee]; weather rescheduling for exterior-critical shoots is always free.
10. Getting started
To move forward, approve this proposal in writing and I will send the agreement and the deposit invoice. We can begin as soon as the deposit is received.
